Table 4.2 presents for each group information relating to the size, location relative to CBD, and employment. One is struck by both the physical size of these centers and the relatively heavy proportions of management, administrative, and technical personnel employed, especially in office parks, office concentrations, moderate mixed-use developments, and subcities.

The Hartshorn-Muller and Cervero Studies as Evidence of Agglomeration Economies

Both Hartshorn-Muller and Cervero's studies make clear that these large agglomerations have attracted a variety of retailers, business service firms, and corporate offices. The studies also demonstrate that the attractiveness of these centers rests on close linkages to the suburban highway network, which makes it possible to draw upon a large pool of suburban and, to some extent, city workers, while offering ready access to the rich suburban market and a variety of business customers.

For firms locating in these "suburban downtown" areas there are important urbanization economies: Each firm profits by the presence of the other. Corporate offices can more readily receive visiting executives, salespeople, and customers because of attractive hotel and restaurant facilities; retail customers gain opportunities to shop a variety of stores; stores, in turn, gain from the heavier traffic that large retail agglomerations make possible; and workers of all types are provided opportunities to shop during lunch and after work or to lunch with friends away from the company dining hall. If firms are able to operate at lower costs because of lower rents, taxes, land costs, or wage rates, then the advantages of the suburban locations are, accordingly, increased.
